First Hours: Board-Up, Tarping & Stabilization
Once the fire department releases the scene, the property needs to be secured — openings boarded, roof holes tarped, and the structure protected from weather and entry. Most insurance policies expect this, and in Charleston, an open roof and an afternoon thunderstorm are a bad combination. Smoke Odor: Removed, Not Masked
Smoke odor lingers because microscopic residue lodges in porous materials — drywall, insulation, upholstery, the inside of wall cavities and ductwork. Sprays and candles only layer fragrance over it. Our approach: find and remove the residue at its source, clean or replace affected porous materials, then treat the remaining odor with hydroxyl generators or ozone treatment, HEPA air scrubbing, and sealing of surfaces where appropriate. When the source is gone and the odor molecules are neutralized, the smell is actually gone — including on the first humid August day, when masked odors always come back.
